Too many real estate agents have been doing their best to deny that Mattapan actually exists through deceitful marketing practices and it’s hurting Mattapan which is troubling because it’s a Boston neighborhood that needs all the help that it can get. The problem is that some local real estate agents have been willfully lying to the public about the location of their Mattapan listings. This marketing tactic has been used, over and over, for at least the past fifteen years.
MLSPIN, Inc., the company that provides Pinergy, the local MLS, allows real estate agents to pick the locations of their listings within the City of Boston. For instance, I have a listing at 58 Hollingsworth Street, Mattapan that happens to be under agreement but I could’ve picked, in Pinergy, any Boston neighborhood and any Boston zip code that pleased me. I could’ve easily picked the Hyde Park neighborhood or Hyde Park’s 02136 zip code as so many other real estate agents do. Another option for real estate agents is to be silent on the issue and not pick a Boston neighborhood at all.
I came across a recent sale today at 30 Pine Ridge Road that upset me because it would’ve been so good for the Mattapan community but the listing agent decided to list the property, within Pinergy, in Dorchester’s Lower Mills instead of in Mattapan as it should’ve been. Dorchester’s Lower Mills is considered to be a superior location to Mattapan so it helps these real estate agents to market their listings in any other Boston neighborhood surrounding Mattapan.[mappress mapid=”8″ width=100%]
30 Pine Ridge Road, Mattapan is a newly rehabilitated single family property that has beautiful curb appeal. I love brick houses. And that high pitched roof over the front door is gorgeous. I would live in that property!
I’ve been looking for a good comparable property for 58 Hollingsworth Street and the selling agent of 58 Hollingsworth Street told me about 30 Pine Ridge Road, an excellent comparable property, this morning. I might not have ever known about this fantastic comparable property if the selling agent hadn’t alerted me. And even worse is that appraisers also use Pinergy to appraise properties for the banks that hire them. How are these appraisers going to find these comparable properties if I can’t?
The listing agent of 30 Pine Ridge Road, Mattapan did use the 02126 zip code so I could’ve searched for comparable properties using a zip code search but many times real estate agents will eschew the 02126 zip code completely which would render a zip code search useless. Real estate agents sometimes use:
- 02124 zip code if the Mattapan listing is close to Dorchester Lower Mills
- 02131 zip code if the Mattapan listing is close to Roslindale
- 02136 zip code if the Mattapan listing is close to Hyde Park
I’m not here to make an example of the listing agent of 30 Pine Ridge Road, Mattapan but this case is just the latest example in a long line of real estate agents over the past fifteen years using deceptive practices in their real estate marketing. 30 Pine Ridge Road sold for $440,000 which happens to be the highest selling price of a single family property in Mattapan, that I know of, within the past six months. That’s amazing! That’s something that I would use in my marketing if I were to have sold that property but the credit for that sale, in Pinergy, goes to Dorchester’s Lower Mills neighborhood which takes away a small but important victory for Mattapan.
