The new building plans for 81 Island Avenue, Quincy have been completed and they’re beautiful but, be warned, there have been additional improvements made to the plans so these are not the final drawings. The building is being erected by LoPilato Construction Corp. of Canton, MA and the plans have been designed by P.L.A.N.S. Company of Wrentham, MA. LoPilato Construction Corp. and P.L.A.N.S. Company have both been in business for many years and have helped to design and build many gorgeous homes throughout Massachusetts. Add 81 Island Avenue, Quincy to that list.
Below is the front elevation plan for 81 Island Avenue. The front features three levels of living area and decks on two of those living levels. The windows, except for the bathroom window, are all factory mulled twin Andersen double hung windows so views of gorgeous sunsets unfolding over Quincy Bay can be enjoyed from every room. The garage, big enough to house up to four vehicles, is set below the three living levels and will be serviced by a circular driveway.
Below is the first floor plan for 81 Island Avenue. The kitchen will have a center island with seating for up to four stools. The kitchen will open to the dining room and the dining room will open to views of Quincy Bay through the Andersen picture window with factory mulled twin double hung windows flanking each side. The living room is 20′ wide by 30′ deep and it has a gas fireplace. The deck can be accessed through the sliding glass door located in the living room or through the front door in the foyer. A half bathroom is tucked behind the kitchen. There is enough space on the first floor for an office which is located in the quietest corner of the house. A bench and a coat closet across from the front door in the foyer wasn’t forgotten.
Below is the second floor plan for 81 Island Avenue. There have been some improvements to the second floor plan which haven’t yet been incorporated into this plan. The most important change is the deletion of the hallway leading to the exterior door, and the exterior door itself, that services the deck. The “master bedroom” and “bedroom #4” have been made larger as a result and the deck will still be serviced through the master bedroom. There’s still time to add a sliding glass door to “bedroom #2”, if you act soon.
Below is the third floor plan for 81 Island Avenue. Need additional bedrooms? There’s the potential of changing the use of the “recreation room” into one or two additional bedrooms which would bring the total bedroom count from four bedrooms to five bedrooms or six bedrooms. Act now!
Below is the foundation plan for 81 Island Avenue. The ceiling height is approximately 13′. There are no plans to finish the basement and that is reflected in the asking price. The two car garage is approximately 32′ deep so it’s perfect for those who want to store up to four vehicles or two extended length vehicles like a Ford F-350 and a Chevrolet Suburban and additional motorcycles.
