28 Petronelli Way, Brockton was undoubtedly a beautiful building with a rich history of boxers, shoe makers, teetotalers and trainers inhabiting its inner spaces for over 120 years but it may be time to tear down the walls and start anew. The building is currently 18,762 square feet of hulking rawness but I did more research into Brockton’s C-3 Zone, Central Business yesterday and it looks like a new building up to five stories high and up to 28,140 square feet may be built on the lot “by right” because there are no front, side or rear setback requirements which means that the building may be built to the edge of its lot lines. A mix of commercial and residential units may be the best option for the new building but there are many other approved uses in the C-3 Zone, Central Business. The lot resides in a M.G.L. Chapter 40R, Smart Growth Overlay Zoning District and as a result of that designation up to $2,000,000 in Housing Development (HD) Tax Credits are authorized by M.G.L. Chapter 40V, Housing Development Incentive Program (HDIP) for Gateway Cities.
The building is located in the heart of Brockton.
