2 Bruce Road, Holbrook is a beautiful 60,000 square foot piece of property located on a small cul-de-sac and it includes a 2,006 square foot garrison colonial that was built in 1996. The house is young by Massachusetts standards. The property even has a gorgeous in-ground swimming pool. Holbrook, by many opinions, is a typical bedroom community filled with hard-working people. If I was starting a young family, this is the type of property that I might want to buy.
The owner of the property is Maureen Christiano. Maureen bought the property with her now former husband, James Christiano, on July 30th, 1997. You can imagine a young couple like the Christianos trying to start a family in what they believed to be their dream home. Maybe they were planning to raise a new family in that ideal setting? And the Christianos were smart to have bought that dream home for only $220,500 which is a mere pittance in today’s real estate market.
The problem is that there is a Level 3 Sex Offender named Edward J. DeMita, Jr. living directly across the street at 1 Bruce Road. Edward J. DeMita, Jr. was convicted of molesting nine boys on January 27th, 2000 which was over two years after the Christianos bought their dream property. The Christianos have been completely innocent but the current owner, Maureen Christiano, is having serious trouble trying to sell that lovely property at 2 Bruce Road; Maureen was awarded the property through a divorce decree on March 24th, 2003. She has been trying to sell it, on and off, since November 4th, 2005 as is evidenced by the property’s listing history that has been provided by MLS Property Information Network, Inc. (MLSPIN) for a total of 705 days since November 4th, 2005.
It’s like there’s a virtual scarlet letter hanging on 1 Morse Road which is negatively affecting the ability of Maureen Christiano from selling 2 Bruce Road for anything close to what it would be worth if a convicted sex offender wasn’t living directly across the street. And to her credit and to the credit of her current Realtor, James Looney of Keller Williams Realty, they are not shying away from disclosing the existence of a registered sex offender living directly across the street as is evidenced by the “Firm Remarks” of 2 Bruce Road’s listing page.
There are registered sex offenders living and working all around the Commonwealth of Massachusetts so this story may be typical of many other neighbors of registered sex offenders.
