12-14 Silverhurst Avenue is actually a duplex. That means that there are actually two attached single family properties. That also means that there are, in most cases, two separate owners. It admittedly looks, at first glance, like a single family property.

Okay. Here’s the answer. Look at the roof line of the building. You’ll notice that the snow on the roof above 12 Silverhurst Avenue has been melting while the snow on the roof above 14 Silverhurst Avenue has not. What does that tell us? It tells us that the owner of 12 Silverhurst Avenue has not insulated the property properly and we know that because of the difference in the roof lines on each side of the building. It’s so bad, in fact, that you may be able to see where the individual roof joists are located because there is more snow above them; roof joists provide some level of increased insulation. Hot air is escaping through the roof which, in turn, is wasting money for the owner of 12 Silverhurst Avenue.
