I wrote a post back on November 18th entitled “90 Lawrence Street, Canton – A Comparison“. In that post, I compared 90 Lawrence Street to 136 Sherman Street since both properties are very similar. 136 Sherman Street has since gone under agreement.
This is excellent news for any buyer interested in purchasing 90 Lawrence Street. Why? Because the almost perfect comparable property is under agreement right down the street at the corner of Lawrence Street and Sherman Street. And it’s listed at $449,900.
We won’t know the eventual sale price of 136 Sherman Street until January 8th, which is its anticipated closing date, but I’d be willing to bet that it will sell very close to its asking price because it was on the market for only six days before an offer was accepted on the property. Maybe it will sell at its asking price? Maybe it will sell for more than its asking price? Time will tell.
So why hasn’t 90 Lawrence Street gone under agreement yet? The rehabilitation work hasn’t been fully completed. I had another listing at 58 Hollingsworth Street, Mattapan earlier this year. It was new construction. The seller and I agreed to list the property before all the work was fully completed. Would you believe the buyers wouldn’t make any legitimate offers until the grass started to grow? It’s true. And that new green grass attracted three offers over asking price within days of each other and the property ended up selling $11,100 over its asking price of $398,900. Buyers are fickle.
I expect the same phenomenon to occur at 90 Lawrence Street once the rehabilitation work is fully complete. And that work should be finished by next week, at the latest. Do buyers want to potentially get caught up in another bidding war? We’ll see… The value of 90 Lawrence Street has been firmly established by 136 Sherman Street. And 90 Lawrence Street is currently priced $50,000 less than 136 Sherman Street!
